    Abandonment of rental property
    I rent out a mobile home. My tenant is two weeks past due. I have tried contacting her and left messages for her. I have gone by the rental property and she is not there. The neighbors say that she has not been there for about tree weeks. I went by her place of employment and she quit her job a month ago. I then went by her boyfriends house ( were she used to live) Because I was starting to get concerned and her car was there, but there was no answer at the house. Today she finally called me from a restricted number and said that she woud not be paying the rent and then she hung up. Can I consider this abandonment? If so, what do I do next? If not what is it and what do I do next? I need help fast because I have to pay the mortgage. The rental property is in VA.

    You do a home inspection, place a notice on the door that you will inspect in 24 hours ( 48 in some states) and then you inspect it,

    Is the electric still on ? Is the water still on? Is there anything in the trailer ? Check with the post office has she forwarded her mail ?

    I wlil say this, if you are the landlord, you will have months each year often where the renter is not gong to pay, so you need to be able to pay the mortgage without the rent coming in.

    For example if she is not moved out, just refusing to pay, you may take 4 to 6 weeks before you actually get her moved out by giving proper notice, by filing after notice with the court for eviction, legal service and the such. If you rent lower income living, expect at least 2 out of 12 months a year you will not get your rent.
