    Help! TN Real Estate Law/Need to break lease
    Good morning! Need advise on how to break a lease. We moved into the house Nov. 2005 it was a 15 month lease. When that expired we signed a new 12 month lease March 2007.
    We're accepting employment in another state. Are there stipulations in the state of TN that allows you to get out of a lease? How should this be handled? Any advise is appreciated. Thank you!

    No, there are no stipulations in the law that allows you to break your lease. I would communicate that information immediately, in writing to your landlord. He is obligated by law to mitigate your damages, which means YES, you are responsible for paying your entire lease, however he must try to rent it as soon as possible after you leave. So, it's incumbent on both of you to work this out.

    If your lease allows you to sub-lease, that would be the way to go. That way, there won't be any lost rent.
