No hot water in kitchen sink
My fiancé and I just bought a house. The hot water in the kitchen was only getting lukewarm. So we replaced the whole faucet. It was a ball and arm faucet but we switched it to a standard peerless two handle faucet. The water gets warmer than it did before butit takes forever. The temp on the water heater is turned up to max and it works fine everywhere else in the house. Even the dishwasher and the washing machine which is further away from the water heater. It has a new water supply line, a new shut off valve, and we have great water pressure. But the temp sucks. There is no recirculating pump, just a standard connection. And we are on a slab, plumbing runs through it. Any help would be greatly appreciated!

    Hi Tigger

The temperature on the water heater should NOT be turned up to maximum, especially if there are children in the home, OK? A maximum temperature of 125F MAXIMUM is allowed in residential homes.

Now, try shutting off the hot and cold water supply to the washing machine...shut off at the shut off valves, OK? Then, test the kitchen sink again...give it time to see if temperature improves significantly. if the temp. of the water improves then the washing machine solenoid valve has gone bad and is allowing cold water to cross over into the hot water supply. This WM valve would need to be replaced.

    Back to you...
