    On a month to month rental lease can my landlord evict me without going to court
    I signed a month to month lease in Maryland and I am very unhappy with the way my landlord handles the things he said would be fixed. Also, I was to receive a lead certificate before moving in and to this day (3 months later) I still do not have one. I do not feel safe because of the tenants downstairs who deals with illegal activities. My landlord knows of this also. I have found a place to move, but I was wondering with a month to month lease and I am late by one week, Can he just "kick" me out or does he need to give me notice? Thanks so much

    If you are late on your rent The landlord can give you a 3 day pay or quit notice. Giving you 3 days to pay in full or he files for an eviction order.

    If you want to move then give him 30 days notice and move.

    You have to make a choice, do you want to give notice properly or get kicked out?

    If you get kicked out, you will owe landlord rent for time you are living there, you will owe legal fees for eviction, and late fee and more.

    If you give notice and move properly then no issue.

    ** if no notice, why did you ever move in,
