I am 2 months behind on my mobile home payment and they are threatening reposission... im not sure what we need to do about handeling the situation we have three samll daughters ages 2, 6, and 7 and my husband is the only one that workd cause we cannot afford daycare... we are trying our bes to send them one payment a month but they tell us since ists a goventment loan through vanderbuilt mortgage company that you cannot even be one day late there isa no grace period or anything... what do we need to do can they not help us by moving a payment back or because it's a government loan can they not... we were told we had to have good credit in the first place to get that loan... so please help us out with some answers.

Ok, if you had good credit it is getting worst every month you are late paying.

And late is late, one day late you normally have late fees to pay.
And they don't have to forgive or forget a payment. Have you looked into government help with daycare, in many states if you are under certain income levels the state helps with day care costs to work.

But in the end, if you don't make your mobile home payments it is just like a house payment or a rent payment on an apartment if you don't pay, they will not let you stay there any longer.

They don't have to do one thing not in the loan papers you signed.

So why are you behind two months, do you need to cut out cable TV, internet service, maybe not pay a credit card or a perosonal loan and make usre your home is not taken away.

Did you buy more home ( get too big of loan) do you need to sell the home and get something cheaper?

So just because you can't afford child-care you aren't working? How about a part-time job on the evening or night shift? So when you are at work, your husband is home with the children, and when your husband is working, you are with the children.

Cut out extraneous things like eating out, cable TV, buying movies or DVDs, trim back phone service packages.

I am very irritated that a "man of the cloth" would have such answers to someone who obviously in need of help and answers and not sure where to turn. You do not know the full situation and just based off what detail was given you should be a little more considerate. It is usually not financially affordable to put 3 young children in daycare unless you are raking in the big bucks. If that was the case they would not be where they are now. Daycare and just bare minimums are more expensive now than ever.

We should not be judgmental on the reasons people wind up in certain situations. We should offer to educate them with the knowledge we have and help others get back on their feet. We are not to tear others down or make them feel worse that their situation already makes them feel.

If you are still in need of some answers please post it out here for me. I will help you find the answers and just be there to listen if you need me to.
I have some suggestions and ideas that may help you and your family. Take care.

I don't see where asking them to go to social services is not educating them, and at least here at certain wages you can get money to help pay for gas while job hunting, and you can get low cost if not free day care if you are at a poverty level.

And in the end, they will have to do something, or they will be there with three kids and homeless. So doing what they are doing, and making excuses is not working, We get plenty of people who come by our mission, wanting handouts, not a hand up.

And of course she can work, he works days, she works nights, 1000's of couples all across the US do it every day, the people across the street do it, it works nights, comes home watches the kids till she is off, he sleeps, ans she sleeps when the kids go to bed.

There are mothers exchange groups, she watches kids for someone else two days a week, and they watch hers two days, and she works those two days plus the day off her hubby is off. Most of the time, when you hear the term "I can't" it is mostly I don't want to have to do what it takes to do it"

From helping 1000's over the years, no we did not have the entire story, but you have to answer based on what they do say.

I did not see you give them any help from being homeless, just complain because others made suggestions that could help

Getting on welfare or having low cost daycare does not help everyone. I believe your views have been obstructed by working with the homeless and shelters for so long that you have lost heart felt feelings.

I did post that I would be more than happy to give my suggestions if they would contact me. Working 24 hours a day would not be my suggestion to either the mother or father. When you are already in a stressful situation being overworked and sleepless can lead to the children suffering. People already take frustrations out on innocent children. It does not need to be intensified.

The first thing I would ask are there any family members that could help with the childcare. If not, both parents must agree to help out. Most of the time it is left up to the mother. In my area social services offer emergency assistance. I would recommend trying to sign up for this instead of relying on welfare for a solution.
I would suggest calculating the amount needed "now" to recover from this situation. Work towards that goal first. Then calculate what extra is needed on a monthly basis to start on the road to recovery.

Here is a list of short term suggestions to help get current on mobile home payments:

1. Have a yard sale - Sort through anything and everything that is no longer in use or can be done without. You would be surprised how much extra cash can be found by yard sales.

2. If you receive emergency funds or not, stock up on food items that have a longer shelf life. Do not just shop at grocery stores. Try salvage stores, flea markets, discount grocers , etc. Most of these places will sell can goods and cereals and staples at lower prices.

3. Do not purchase anything that is not classified as a need. Extra junk food at the store is not a need. If the children need clothing items immediately shop at Goodwill, Consignment Stores or yard sales.

4. If you have credit cards, contact them and see if a payment can be waived or if you have purchased payment insurance. This will help make a payment if you have a hardship or unemployed. This will help with saving you on late fees and extra finance charges.

5. Try babysitting for family, friends or neighbors. Let them know you are trying to make some extra money. If you can handle 3 children all day you can do it!

6. If you have 2 vehicles in the household only use one. Save on the expense of gas. Cancel the insurance and tags on the vehicle you are not using. Save on monthly insurance expenses to help cut costs. Your house is more important than a second car. Take your husband to work and pick him up if needed. The schedule may not be to appealing, but it will be worth the effort.

7. Does your husband have overtime work available? If so, he should work the overtime. Depending on his employment field the opportunity for side jobs may exist. What other skills does he have? Can they be used to generate some extra money?

8. Do you have a washer and dryer? See if you can do laundry for others. You are already doing your own, and this could be done without leaving the children.

9. Look for ways to cut back on your power bills. Contact your local provider and see if they also offer emergency services. If not, see if you can get a fixed payment plan. They should be able to compare your previous bills to your current ones and set a reduced payment. You may have to pay the overage at the end of the year, but "now" is the concern.

I had no idea what has been going on with my question until just now may God Bless You. At least you asked other questions. I am unable to work right now as I have just been diagnosed Bi Polar and as child I had Leukemia and now I am problems that is coming from the chemo that I took when I was little I am under doctors care full time so no I can't work or I would. You are very right about the rice od day car my parents had four children and my mom worked at night and my dad during the day so if at all possible I would work. My mom helped us catch up on the payments and yet she is disabled and my Dad just lost his job that he has had since 1987. I did go to social services and now they did help me with lot rent. Right now we don't qualify for any other help because we are just above the money you can make by about 20 dollars. Again thank you so much for your trying to help. Yes I could cut out internet but we don't have it this is my mothers computer and no I don't have cable and haven't had for some time. As far as cred cards we don't have those anymore due to the doctor bills where insurance doesn't pay them all and because of the co pays for medicine that we have had to pay and food that we have had to put on the table . Things happen in familys that are unexpected but I put it in Gods hands and he has helped me with the situation. I would like to say one more thing concerning Fr Chuck, Little did he know you were private messaging me with advice and SUPPORT... Support of knowing someone is there that will listen and give me advice and not make me feel as though I am just a lowlife for letting this happen to us! I feel as though he was trying to help he just has lost compassion and is beginning to think all people are looking for hand outs and not everyone is. I should have put more detail on my initial letter but I was so up set I just wanted to know how a repo worked on mobile homes. We live in small rural town in Virginia, not a big city. I didn't want a lecture as I have never had my paster speak in that way and I know God wouldn't speak to one of his children he would embrace them and find out the full details of course he already knows what is going on in my life as others. This is just my opinion.

You know sometimes a person has to tell someone to do something, your mobile home will get foreclosed if you don't, I am feel sorry for you, I can support you all we can, but in the end, if either other bills are not reduced or more money is earned, doing what you are right now is not working. And I do give support, and this is one, you can feel sorry for yourself, you can have anger at others, but if something is not done to pay the mortgage, the sheriff office will lock you out one day.

So how does a repo work, they give you notice and notice and notice, after that, you come home one day and it is badlocked, I have even seen them move them out. Most often you will just be given a eviction notice after they repo on paper, and then they sell it at auction.
