First any question on law needs to include your general locale as laws vary by area.

Second, your post is not clear. What does "rent to item" mean? Do you mean contract for sale? If you are buying the home, whether on mortgage or contract, then you are responsible for repairs.

As for the price on the quit claim deed, has that deed been executed? Or does it not become effective until the contract is over. And what are the terms of the contract?

The deed often says one dollar or 10 dollar, that is a common wording.

If you bought the home, then repairs are yours, if the place is falling apart, why are you not fixing them or keeping them up.

Next if it is rent to own, there is no deed transferred yet. The deed is not transferred till final payment made.

As to repairs, what does the contract say about it. In most rent to own, or contract for deed, the upkeep of property is buyers duty
