This pipe is located on the wall of our home near the front door. It's leaking nonstop warm water and this just started. How does one fix this? Does it have to do with our hot water heater. This only just started 2 days ago.

Could be a bad house pressure regulator (PRV) or a bad temperature pressure valve (TPV) on the hot water heater. Test the house pressure after the regulator at the Hot Water heater. It should not exceed 40-50#. My guess would be the TPV on the hot water heater-that's about 75% of the time. Cheapest thing to try.

I agree with Brain that what you have is a drain line from a T&P valve.

Once again thank you very much! Both Brian and Tom we appreciate the help! The temp (TPV) seemed to be fine so we replaced the (PRV) valve last night and so far so good. YEH!

I believe 210F 150PSI

No no... that's the rating of the T&P valve. In other words, the T&P valve (see image) will blow off when the temperature exceeds 210F or the pressure increases past 150 PSI.

Did you replace the T&P valve on the water heater or the PRV at the main water supply into the home? I would have bet that the T&P valve needed to be replaced as you mentioned warm water. Back to you...

We replaced the same valve like you have in your picture. Had the water company out and test our home water pressure and it's at 60psi.

Our water temp is at 120 running from the bathroom sink.

Thanks! I do have another question for you. We were told that you could release some of the water from the Hot Water Tank and keep it at about 75% full . Is that a good idea? What's your thoughts? The leak is way better BUT still drains a little more then it did when it was perfect and no problems. Just wondering...

Water heaters do NOT work like that, so whoever told you that doesn't know anything about water heaters (or you misunderstood).

Now, are you telling us that the T&P valve is still leaking? If so, it should NOT be leaking at all. Back to you...
