    Transferring ownership from two owners to one?
    Hope my title was clear enough. Marriage is on the last leg and my wife and I have a house with both of our names and I would like to know the steps in which I transfer all ownership directly to her? We currently have a interest only mortgage (hard money I think) which is only in her name. Both of our names are on the deed. That should cover the entire situation. I read the other questions just didn't see anything like this. Thank you

    If just her name is on the mortagage and you are not a co-signer on the loan or listed on the loan in any form, then it should be as easy as a quit-claim deed to her.

    It is much harder if both are on the mortgage, since you would have to refiance in just the one name

    If your wife is the ONLY one on the loan and you are simply a vested spouse on title, this is simple. You can request a "quit claim deed" in which you give her full vested interest of the house.
    I have been in the mortgage business for years, check and see if your previous title/escrow company can generate a quit claim deed for you.
    This is a legal document and it needs to be recorded through the county.
