I have 2 months left on my lease an I need out was told to sublease but can't find anybody. I need advise what to do. I told them I was packing if they have someone they need to put here I can be out.

Just pay the rent, unless you can get someone else in, or unless the landlord finds someone else, you owe the rent

Our advise is that you pay the remaining 2 months. Why do you think there is some way out of it? The landlord can sue you and also sue for legal costs of suing you. See if you can negotiate down to one month so that he has time to find someone, but he doesn't have to do it.

    You have 3 choices:

    1) Sublet
    2) Find a replacement tenant
    3) negotiate a buyout with the landlord

Since a normal buyout is 2 months and since you only have 2 months left, then just pay the 2 months.
