I need to know if my e-mail agreement with my landlord to extend my lease for one year is legal and binding? She has now sent me an e-mail saying she wants to sell the property and list it right away. She states that I can stay month to month until closing.

Usually when a place is sold the contract is not valid to the next owner unless your landlord stipulates that in the sale or if the new landlord decides he wants to allow you to stay.

This is not true. A lease is binding on anyone the landlord sells to until the term of the lease expires.

To the OP: Did the landlord acknowledge by email that your lease was extended for a year? Did your original lease say anything about extensions? If you have an email from the landlord confirming that your lease was extended for an additional year then I think you have a very strong case for your lease being binding on the new owner. If the landlord is desperate to sell the property without a tenant then maybe you can reach an agreement with her where she will pay you 2 or 3 months of rent plus your moving costs.
