My landlord is selling our home, we are on the second floor and landlord has never lived on site. We have been here for 9 years. What if any rights do we have regarding letting real estate agents into our home? How much notice, can we specify certain times. After the home is bought how long do we have to get out? Can new landlords if they decide to keep us jack the rent up? I need help with these questions please.

Yes, you can specify "reasonable" times.

You won't have to get out. The new owner will be your new landlord because the building comes encumbered with your lease.

If, of course, you don't have a lease, then you can be asked to vacate with a 30 day written notice that includes one full rental period.

Your lease (the original one if you are now on month to month) probably had language specifying your obligations in showing the home. Unless there are specified rules, they will at least need to give you reasonable notice. However reasonable can vary from 24 to 1 hour notice.

Any new owner takes on the lease from the previous owner. So they can't terminate the lease until it expires. Nor can they raise it until the lease expires. If its month to month then you will get at least one rental period's notice.

You did not say if you had a lease or not, Or a written rental agreement, any new owner has to honor the terms of these. For leases they would have to honor the rate till the lease is over, for month to month rental, they may ( in most states, some places have rate increase limits) but with a month notice could raise the rates normally.

If you don't have a lease either the current or the new landlord and ask you to leave with a one month notice also.

As for showing the house, unless you have it in writing, they have the right to show it, with reasonable notice, and normally will put a lock box for real estate people to have access to the home ifyou are not there.
