    How do I split off 5 acres from my larger parcel?
    My house is currently on a 75 acre wooded parcel in Madison County, NC.

    I want to get a mortgage on the house, but don't want to encumber the whole 75 acres, so I had 5 acres around the house surveyed and recorded the plat.

    The bank insists on a recorded deed specifically for the 5 acres.

    Can I just create a simple General Warranty Deed with myself as both Grantor and Grantee for the 5 acres? If so, should I then create another deed for the remaining 70 acres?

    (FWIW: This is not subject to the county's Subdivision Ordinance, since both parcels would be 5 acres or more)

    I'm surprised that the bank is insisting on a separate recorded deed since you already filed a plat.

    Your best move is to contact the title company who will be doing the searches and issuing the title insurance policy for the financing. They can tell you how to prepare a deed for this purpose. In fact they can prepare it for you and file it as part of the closing on the financing.
