Who is responsible for the damages to the property in case of a break-in and the tenant has not reported the same with the police.

1. Depends on the terms of the lease

2. The tenant should have renters insurance that would cover damage they would be responsbile for.

3. if it was not reported to the police, it was not a breaking since there is no legal report of it. Without any report the landlord would normally just hold tenant liable most likely.

And the police investigation would have to show evidence that it was a breaking, not a faked one or one done by one of the tenants
