Bought home the realestate agent said their was heat in home ,never recevied a disclosure until 2 yrs later. Had to have inside@outside unit installed. Had to have 30 bags of insulation blown in attic. Have encroutchments on property. An IRS is garnishing wages an taking my income tax since2010.because IRS says the promissary note wasn't dated or sighed by real estate agent home was realestate financed. Need answers.

YOU not the seller were responsible to have an independent home inspection done before you bought it... if you had spent that very small amount of money then you would have known all of this before you bought it...

Two years after the sale... the seller isn't responsible for things like that. Things like insulation the seller was never responsible for. Lots of houses have NO insulation in them.

Did you have the property surveyed? That was also your responsibility... you would have known 2 years ago...

Contact your Title insurance company on that issue... I assume you spent the money for that...

You need to explain more about why the IRS is coming after YOU for over a REalestate agents unsigned promissary note... someone else can offer up answers on that part.

Realestate, did not know I was supposed to get a disclosure notice, he was the professional real estate agent, I went to his office after I found out an got a copy of disclosure notice, that's how I found out about no heat , an encrotchments. I received a tax credit for first time home buyer, the IRS wants me to pay the money back. They say I don't own the home, an I'm been living in the home since 2010. Need help bad with this.

A real estate agent represents the seller unless you PAY one to represent you. It sounds like you didn't even have your own lawyer, or get title insurance, or even file the deed, so don't even own the house. You don't say what encroachments. You don't say what 'real estate financed' means, but I assume you mean you have been paying the agent on a loan.

You can talk to a lawyer about suing the agent, but I'm not sure you have a case. It's not even his job to file the deed!

Please clarify. You thought you bought the home but you didn't? And what do you mean about finding out about "no heat and encroachments"? If there was no heat, how is it that you didn't know about it?

If you want help you need to give us some coherent information. Any question on law needs to include your general locale as laws vary by area.

If you bought a house you would have gotten a mortgage and had a closing where you should have received all disclosures. Who told you to file for the first time buyer credit? It sounds like you thought you were buying a house but did not use an attorney and may have been misled by a RE agent. But you really need to provide details for us to help.

It sounds like may have been defrauded. But without more info, its hard to tell. You seem to have 2 questions; first about the lack of heat in the home, second about the IRS garnishing your wages because you claimed the first time home buyer credit when you were not entitled to. But without more details we can't help.
