I recently bought a home and the well was winterized prior to shutting it down. After priming the pump and running I notice very little water pressure. And the pump will continue to run. I checked The pressure in the water tank and I get the same 22.5 psi as the gage says on the well. The well is a deep water well and has not loss prime and the pressure switch doesn't seem to be faulty. I am wondering how to test the pressure in the tank properly and at what pressure should the tank be at? The tank is after the pump and pressure switch. Can you give me some Suggestions?

The tank is not the problem. Pressure there should be set at 2# below the point at which the pump cuts on. So if your pump cuts on at 30#, for example, then tank pressure would be set to 28#. This is done with the system off and pressure drained to zero by opening a low level faucet.

But as I stated, the tank is not the problem. Pressure is generated by the pump, not the tank. I'd like to tell you there is some simple fix for this, but it sounds like either a pump problem, a wellpipe problem, or a water table problem. If we assume the water table has not dropped, then the pump becomes the likely culprit. Do you know how old it is?

Another very unlikely possibility could be a fairly large leak somewhere between your pressure tank and the house, but you would likely have noticed that by now.

My bet would be faulty impellers letting the pressure leak back into the housing instead of up to the surface. Regards, Tom
