    Notice to buyers cancellation of contract to sell
    Our home is 3,500 sq ft, 3 story,4 bdr, 2 bh, top notch kitchen, large pantry and laundry off kitchen. Placed house on market due husband illness. Realtor found prospective buyer A, buyer offered 175,000 (appraised at 210,000) with contingency to sell their house. Five months pasted, nothing from buyer A. Realtor proposed buyer B, with a higher price 185,000. We accepted, Buyer A's contract included a 48 hour right. Realtor notified, by phone, Buyer B interest. This was on a Saturday afternoon At 3 pm - which give buyer A until 3 pm on Monday. No response from Buyer A - realtor. - When is this offer become executable at time of phone call? Is it effective over a weekend? Help...

    The proper way to handle this would have been to send a written notice to the buyers and their realtor informing them of the new offer and giving them 48 hours during business days.

    Not only did you give telephone notice, which cannot be proven, but you gave them an option period over a holiday weekend. I would not rely on that. To be absolutely sure I would have the realtor hand deliver a written notice to the other realtor on Monday morning, giving them until noon on Wednesday to make their decision.

    I agree with Lisa.

    But I would also like to note that the details about your house were not necessary. The only things pertinent to your question was the terms of the contract and the actions of the realtors.
