    There is a little condensation around thermostat and protective covering is wet at bo
    I have a 10 yr old Rheem elec water heater. The water suddenly turned luke warm. After checking the thermostat, there was condensation and a wet area around the protective pad at the bottom. What can I do or do I need to call for service? The water sudenly turned hot again 2 days later! I can't figure out what the problem may be. Can you help with this or give any advice?

    It can be number of things. First, check if your water heater is still under warranty. If so, call Rheem for service.

    Rapid fluctuation in water temperature may be related to Thermostatic valve and / or Gas Safety valve. However, presence of water on the bottom indicates leak. First, check on top of the heater whether it is not leaking from water supply connectors. Also, see if T&P valve is not releasing water. If dry on top and T&P valve appears OK, that may be a leaking tank and that is something that cannot be repaired.

    We usually suggest to replace water heaters older then 10 years as parts and labor may cost you lot of money that could be spent towards purchase of new heater.
