I have a expired promissory note, I've called and sent letters to lender but have not heard anything, so I stop making payments just to get them to call me back, still have not heard from them, it has been 10 months since they have received anything from me. I really want to sell this place and have lost lots of buyers in the past, I don't know what else to do, I don't want to just get up & walk away. Please help.

At any rate, have you written the lender and mailed the letter registered mail, return receipt requested?

Withholding payment in order to get someone's attention is not a good idea - if you are in default you can (and probably will) be sued - with interest and legal fees if there is that provision in the promissory note.
