I am a person who is not in good health. I have had two heart attacks already and there have been four shootings in my apartment complex in the last four months. This puts a lot of added stress that is not good for my health. I would like to break my lease because of this. I have 8 months remaining on a one-year lease. Is there a law protecting a tenant's health because of drive-by shootings and for health issues? If I was to die because of a heart attack due to stress while living here, would the apartment owner be held liable?

Sorry, but no. There are no laws allowing you to break a lease because you fear for your life. Nor would the landlord be liable for your health issues. The landlord has no control over the neighborhood.

Your only recourse is to get the landlord to agree to let you out of the lease. You can do this by just asking him, offering a buyout, getting a sublet or finding a replacement tenant.

No. It would be almost impossible to prove that the cause of the fatal heart attack was stress caused by this situation, and even if it could be proven, that's not the fault of the landlord, is it?
