    Tenant refuses to leave
    My tenant refuses to pay rent and to leave on top of that she has 2 monster dogs that where not in the rental agreement living inside the house also refuses to put them in the yard soooooo much more what can I do to kick her

    New to being a landlord? I am going to sound mean for a minute, laws and rules of rental should have been reviewed before you started renting, this is a business ? How many days late on the rent is she?

    Is there a written lease ?

    But you follow the laws of your area ( state if in the US)

    Most allow for a notice to pay or quit ( pay or move) and if she does not move, you file for an eviction in court and have her thrown out

    Sounds like a savyy tenant who saw an uninformed landlord they could take advantage of. But since you refer to a rental agreement, I assume you have a written lease.

    Soyou look at the lease ans see what it says about a breach, You also look up the laws for your area on evictions. Generally, you give her a pay or quit notice that gives her x number of days (according to local law) to pay up or vacate. If she doesn't vacate then you go court for an eviction order.
