    Hi Wayne

If you have never power flushed your water heater you could try flushing the water heater of sediments and see if the problem returns. Here, simply attach a hose to the boiler drain at the bottom of the water heater and open full leaving water supply on to the heater... flush for 5 minutes or so and then close the drain. Flush water from the faucets in the home and you are done. You may need to remove faucet aerators if they get plugged and clean them. You may also find that the boiler drain leaks a little after power flushing your unit... if it does, just purchase a boiler drain cap from a local home supply store and cap the boiler drain to resolve that issue!

Finally, if after power flushing the water heater the rusty water returns then the ANODE ROD is shot and the tank/tappings have become exposed to the water in the steel tank and this is creating the rusty water. In most cases, this means the tank is on its way out and needs to be replaced... *UGH*!

Glad to discuss more if you want, OK?
