    Who has the most control over the property? The mortgage holder or the deed holder.

    Do you mean the mortgage borrower or the mortgage lender.

    The deed holder owns the property subject to the mortgage lien.

    I audit bank mortgages for a living. As far as ownership goes, the deed is more powerful... the Note/security instrument/mortgage does not give you ownership of the property. However, if the note is not paid, the bank can take possession of your home even if the note is in a different name than the deed.
