    Changing title deeds
    My father left 2 homes to me, my mom and my sister. Everything was done in bklyn probate court, and my.mom changed the title deed of one property, but not the other. One of the houses is still listed in the estate of. My mom is the administrator. We want to change the title deed to the second house. My mom is alive, willing and able. Do I have to go back to probate court or municipal court. Is this paper work I can file or do I have to get a lawyer?

    You should consult with an attorney knowledgible regarding probate in New York (Assuming that your abbreviation "bklyn" means the Borough of Brooklyn, New York City) to see whether she can still execute a deed as executrix (as she apparently did regarding the other property).

    She might consider conveying the property to you and herself as joint tenants with right of survivorship (JTWROS) instead of tenants in common. That would eliminate the need to once more go to probate when one or the other of you dies.

    Trying to take some of the equity out of the house to fix it up. Is that possible to do if we got the Jtwros?

    Sure. Both of you would have to sign the mortgage, of course, but that would be true in either case.
