    Maiden name on id old name on deed
    I want to buy a peace of land from a lady she has gottin married her maiden name is on deed what name to I put on quitclaim deed name that is on old deed or her new name which is on id but not on recorded deed I'm in Florida

    "[new name], a married woman, formerly known as [maiden name]"

    You should also get her husband to sign the QCD.

    But why are you accepting a quitclaim anyway? You are paying good money for this land. Isn't she able to warrant her title?

    She is selling me the land for $1000 so she and I don't want the cost to go up and the land is between 2 other peaces of land I own

    Nope they don't cost more but she makes no warrantys on the land and land is landlocked between 2 peaces I own so I though I should do qcd

    So she will not even promise that she is the legal owner ? She will not promise that no one else may latter have a claim ? Have you done at least a full title search to be sure there are no other issues or problems, no prior claims that need to be cleared up.

    The fact that she will not give you a warranty deed, is a giant red flag to me.

    If you're going to accept a quit claim deed then you absolutely, positively must get a title search done before you pay her.

    OK to let every one know this land was part of the great river ranch land scam that went on in the 70s in lake wales fl the people that bought these properitys where all scammed with land locked land they were told they could retire there but they can't even get to there land and she has been paying taxes ever sense she bought around $10 a year I own land at road front so I can get in so it is worth biying for me

    In most places, a title search comes with title insurance.

    Yes it does here. Last time I tried to buy this land I used tittle comp and other guys lawyer and bought what I thought was this peace of land and ended up with peace of land down the road all number matched but 1 so I got screwed and paid $800 to tittle company plus a lot for land to get it tittle insurance don't help if it wrong peace of land so I was thinking this time I could do it myself is why I was asking and I have bought around 5 or so peaces using just deed knock on wood they all worked out OK but most I use tittle company or lawyer
