    2 people are in a lease and only one signed the renewal is it binding?

    Yes, it's binding on the person who signed. Why did both parties not sign at one meeting?

    Now one person is responsible for the total rent.

    First its not a good idea to piggyback your question on another thread. This can lead to confusion. So I've moved your question to its own thread.

    Second ANY question on law needs to include your general locale as laws vary by area.

    Since this was a renewal, there should have been notice required if the current leasholders didn't want to renew. So if the other tenant didn't express, in writing, their desire not to renew it may only have required one signature.
