Is there a mortgage? If so, you "probably" need the consent of the mortgage company which MIGHT require you to refinance.

The mortgate company is not going to want one of the owners to not have any responsibility for the payments.

Why do you want to add him, why not list him in a will if you die. If you add him, then you have just given him 1/2 of the house
