In 2004 I gave my ex a quit claim on a property on which I still held a paid a mortgage until she secured a loan,well she never filed the claim and she never secured a loan.

Here it is eight years later and I'm still on hook for the loan. She has never paid more than a handfull of partial payments.

Is the quit claim still valid?
