    Tenant rights
    If I have been renting a house for almost 8 years and my landlord decides to sale the house and property. In the state of Alabama does the tenant continue to pay rent when the house is being sold and people are coming in and out to veiw it? He didn't evict us but he is selling the house and we may have to move if the next buyers decide not to rent it out. But anyway does one have to pay rent when looking for another place?

    Are you really serious ? Of course you pay rent to the day you move out. Or the day it is sold, and then you pay rent to the new owners till they ask you to leave or you leave.

    If you have a lease, the new owners have to accept the lease terms till the lease runs out.

    But yes, if you live there, you pay rent.\

    They do have to give you notice before anyone can view the house.

    Ok thanks that's what we thought but the landlord thought there was a law in Alabama that they didn't pay. He said it was different in different states.

    Your landlord thought that you didn't have to pay? Weird! Yes laws differ by area, but not that. As long as the landlord owns the property and you occupy it, you owe him rent. Now if he wants to waive the rent for the inconvenience of having to show the property, he has the right to do so, but get it in writing.

    As noted, if you have a lease, the new owner has to honor it. If you are month to month, then you can be given 30-60 days notice to move.

    But hey, if the landlord does not want the money, work out a deal for no rent or less rent to allow house to be shown ( and you keeping it perfectly clean for this)

    The landlord can allow less or no money if they want to.

    If you are renting a house and the owner decides to sell it in the State of Alabama do they have to tell you ahead of time? And can they show the house in the middle of the night. At three thirty sat morning my landlord was here telling us someone is coming to look at it can they do this at this time whie we are asleep? Then on tues I come in from a funeral and he walks in behind me telling me to open the front door someone is coming to look at the house. Is that legal?

    My landlord is new to this and he doesn't know anything about being a landlord. This was was signed over to I'm a few months ago. So no he didn't know. He just told me they never had insurance on the house the whole time we have been living here

    What I mean by do they have to tell u ahead of time is do they have to tell u ahead of time when someone is coming in the house to look at it? And how much notice do they have to give you?

    I just seen where u wrote they have to notify u before bringing someone in to look at the house. How much notice do they have to give you?

    Generally the law is 24 hours notice and only a few times a week, but I haven't looked at Alabama (too hot here today)!
    Sit down with the landlord and tell him that you will continue to pay rent and he will agree to 24 hours notice, 3 times a week, in writing. If he doesn't, he is going to hear about it in court. Keep a journal of these 3 am visits and all others.

    The next time someone knocks on your door at 3:00 am call the police. Owners must give reasonable notice of a showing but even they can't show up at 3:00 AM.

    This could be spelled out in your original lease. But generally means 24 hours.

    It doesn't say anything about that in the lease. But the lease we have is from the people that had it before he become over it.

    Doesn't matter. The last lease that you signed remains in effect except for term and rental.

    If the lease doesn't specify, then local law governs. It appears AL defines reasonable notice as 24 hours.

    This man is not doing stuff right. The first day he tld me he was selling the house he had someone in the house 35 minutes later. And then it was the three thirty in the morning visit then the one ater the funeral on Tuesday. No notice what so ever. That should be my choice not his. And to be evicted for not hanging out with him should not be leagal. Someone came and wrote stuff on his car one night so he came in and handed us another eviction notice to him to come back over that night to take it back because it turned out to be a police oficers daughter that done that to his car. We put up with a lot here. I have never in my life rented before so I'm clueless to what I have to put up with and what I don't.

    He cannot enter the premises without your permission unless to do emergency repairs. Get a chain on your door and if he comes without notice, tell him he can't enter. If he breaks the door, call the police. And NO ONE comes to view a house for sale at 3AM. There is no reason you had to let him in. And if he comes over drunk, call the police.

    He can evict you but he has to do it legally. He has to give at least 30 days notice to vacate.
