    When a homeowner is selling a house, what are the most imporatant queations to ask that many people overlook?

    I would avoid a sale by owner...

    They are too cheap to have someone do it right... and there are MANY traps to fall into unless they are a licensed Realtor themselves..

    I wouldn't even talk to them without having a buyers agent with me... ask around for recommendations... but this is not something to go into with less than an expert on your side.

    A "For Sale By Owner" is but isn't exactly the same as a for sale by builder... close but not exactly the same. I assumed it was a private owner... and usually when they do that they are cheap SOB's and likely to try some not so cool stuff. THere is one of those near me... they have been trying for 4 years... and my area is still a hotspot with houses being snapped up even at the worst of the housing crisis. That's got to tell you a lot about what's wrong with them.

    The for sale by builder is economic sense... but new or not... NEVER skip a proper independent home inspection... even new houses are sometimes full of problems and deficiencies.
