    I am subletting, and the original tenant is demanding I leave immediately
    I am subletting a house in Washington state. The original tenant, whose name is on the lease, is demanding that I leave immediately (a one day notice). We have/ had a verbal and signed written agreement that 45 days notice needed to be given before I moved out. As well, this original tenant has a 300. Deposit of mine. Does she have the legal right to 'throw me out' with no notice?

    No, they do not have the legal right to throw you out with no notice. They have to give you a 45 day notice as required in your signed agreement.

    If they attempt to throw you out call the police.

    No, she can't 'throw you out, without notice', if, as you say, there is a written and signed agreement of 45 days notice. Present a copy to her.

    The agreement (or lease, in effect) provides that you will give a 45-day notice? Does it also state that the sub-lessor shall give you 45 days?

    If not, the language of the state landlord-tenant statutes will apply. That would generally be at least 30 days.

    They are free to try to talk/ persuade/ intimidate you into leaving early. But if they try anything physical, then you can call the cops.

    In general no, they can not "throw you out" but you also did not say why they want you out, if you have not paid the rent ? They can get you out faster,

    Are you doing illegal drugs in the house ? They have other options there.

    Did you threaten or do harm to the person you are subleting from ? There are other options there.

    So really need to know more of what is going on for a proper answer
