    My husband owns property. When him and his ex were married his mother in law purchased a double wide mobile home. $27,000 is still owed on it and it is roughly 12 years old already. It needs new windows. It has two broken windows and they are the old single pane metal windows that will have to be replaced and these windows are larger than normal so will have to be custom made. Since it is 12 years old it will need a hot water heater and a heat/air conditioning unit in a few years. Basically it is going to need between $3000-5000 worth of work. The roof leaks and has ruined the ceiling and light in closet in the master bedroom(leak has not been fixed yet). The whole place is going to have to be painted including the ceiling as the owners were very heavy smokers. The dishwasher is gone and the island that the dishwasher was installed in is ruin because the dishwasher was installed roughly and the side of the island was shoved out and ruined. The island will have to be replaced.

    To make a long story short there is a lot of money to be put into the place over the next few years and is not worth $27,000 maybe top dollar $7,000-$10,000. The home has been abandoned and will be foreclosed on the next few months. What we want to know is what are our options in concern to getting the place. We have seen plenty of mobile homes that have been foreclosed on and a year later still sitting there. Is there such a thing as abandoned title or any other route we can take over time?

    Check with the manufacturer or finance company (whoever is going to foreclose on it) and offer to take it off their hands in exchange for a few thousand dollars. Their options are limited; they will probably have to dispose of it (throw it away) and that won't be any money in their pocket. Instead, it would cost them a chunk of change to deal with it.

    You just said that the mortgagee was going to foreclose. So no. That route is not available.

    We have talked about to them once and they would not take less. So we are thinking that the best thing to do it wait till the property forecloses then offer less??
