Keep it simple and base it on the number of hours that it will take you + the materials that you will need for the job + the profit that you want to make.

What is the total cleanable sq ft?

Do you have specs?

How many days per week cleaning?

Do you have to supply the consumable supplies; toilet paper, hand towels, hand soaps, etc?

Do you have responsibility for carpet cleaning, hard floor refinishing, windows, etc?

If this is a bid do you have competitors bidding also; affects pricing?

What area of the country; affects pricing?
