My mom owns the house free and clear. She lives elsewhere. My husband and I live in the house. How can I put my name on the deed, take my mothers off, put my husband on, refiance the house and give my mother the money?

Why don't you just buy it off her?

In other words, buy the house from her, getting a bank loan to finance the porchase. Go talk to a bank.
