Evicting tenant from home on Ky
My friend was trying to help a homeless person who is an alcoholic by letting them stay in a spare bedroom in their home. There was no lease. The tenant has been there about a year. They have verbally told this person they want them out, but he refuses to leave. How does my friend go about evicting them here in Ky? Thanks!

Your friend has to give their tenant a written notice that their tenancy is terminated and they must move out within 30 days. If the tenant hasn't moved out within that time then your friend has to file a lawsuit for eviction. A trial date will be set and once the judge grants your friend a judgment for possession, your friend can make arrangements with the sheriff or constable to have the eviction performed.

I agree with Lisa, this freeloader is considered a tenant and you friend must follow KY laws to evict.
