Husband & I divorcing & as part of settlement I decided to give him the house. We were told he had to refinance to get me off mortgage & we can't find warranty deed. We have refinanced in the past & have an equity loan. How can w replace warranty deed?

Who is telling you that you need the deed? The deed is registered with the county. You can get a copy from the county clerk's office.

Now it may be different in GA, but I wasn't aware that you needed a copy of the deed to do a refinance.
