    Evicting a Sublessor
    Hi,

    I am looking to evict a subletter in MA from an apartment where I am the official tenant on the lease. The landlord does not want to get involved. The landlord gave verbal permission to sublet. There is a written rental agreement between me and the sublettor. The sublettor violated this agreement through non payment. Can I evict the sublettor as any landlord would by filing a 14 day notice to quit, followed by a summons and complaint? Any references to MA general law or case law would be appreciated. Thanks.

    Yes you are their landlord. Their agreement is with you so your landlord has little to do with it.

    MA is one of the longer pay or quit time frames at 14 days.

    Subletter? You are the sublettor. Your sub-tenant would be the "subletee" (if there is such a word)?
