    22 volts in a outlet what do I do about it?
    I have a 22 volt reading in an outlet. What do I do about this?

    Get it repaired so the correct supply voltage is at the outlet.

    I will assume your using a digital volt meter, which will read low induced voltages. The 22 volts you see is effectively zero volts.

    Possibly a loose/bad connection.
    Using an extension cord plugged into a good receptacle can be used as a reference to determine if you have a bad neutral or a bad hot.
