    Bathroom addition for resale advice.
    I have a 3 bed, 1 bath home. We are renovating & need to know what will be better for resale value. We currently have 1 bathroom, accesible from the master suite & also the hallway.
    Option 1: Split the bathroom in half
    Pros: The master bed will have its own ensuite & the home will now be a 3 bed TWO bath.
    Cons: Although there'll be an additional bathroom, they will both be quite small.
    Option 2: Add a small bathroom using living room space.
    Pros: The master suite will now have an ensuite AND walk through robe (it currently only has built ins & the room will be slightly larger if we remove those)
    Cons: The only way we can add a bathroom is to reduce the living/lounge room space.

    QUESTION: Is it better to have 3 bed, 1 bath, decent living space.
    Or 3 bed, 1 bath ensuite/walk through robe & reduced living space?

    Please help... We don't want to make the wrong choice & waste our time & money.

    You will not get your money back on either plan and neither is very appealing anyway. So if this is just for you now and you aren't planning to sell in the next year or two, do what you want. Personally I would add a half bath only. Where is too hard to tell without a floor plan. Marking off the floor in the living room doesn't give much of a clue. It will be a huge shock.

    Breaking with tradition can create usable space. I had a house built in 1918 and turned a big useless hallway into two closets and moved the access to a bedroom through the dining room - sort of a no no, but the place had no closets to speak of. Hallways are also good spaces for half baths, or even 3/4.

    As Joy said, Neater one trips my trigger. How about 3 bedrooms, two baths? If you're thinking half bath, (toilet and vanity) why no go the extra mile and install a shower also?(see image) And your thoughts? Tom
