    Landlord/Tenant PA Refusel to accept payment/harrassment
    We are having a few issues. Landlord filed eviction papers with the courts. It states Possestion granted IF money judgement is NOT satisfied by time of eviction. I know that means if we pay by that date, we can stay. I was told PA is you pay you stay.

    Well can the landlord refuse to take the money? He is refusing to accept the payment. What should I do?
    He even put a for rent sign up, knowing we have the money to pay??

    I tried explaining to him that he can't do that. If I pay the judgement I can stay. So he said I am not going to accept the money.

    The states If the eviction case was only for nonpayment of rent and was brought before a Magisterial District Justice, you may stop the eviction any time before you are actually evicted by paying the amount the district justice ordered, including court costs. This is called the right to pay and stay. Note that the court costs go up if the landlord requests an Order for Possession, so it is best to pay as soon as possible. But is refusing to accept the money.
    He is trying to demand another months rent also. And I know he can not do that. If I fall behind again he must file all over again and restart the process.
    I had surgery and he was working with us on allowing us to pay weekly. Mind you he filed when he new when the money was coming. All I owe for rent is $150. This judgement includes money for a bill that just came due. ( I don't know why the judge added it when the bill was just received and not past due. But he added it on.) I know he has not paid of the other bill that we gave him the money for. And I would rather go pay this bill directly can I do that and show proof it was paid, even though it is included in the judgement.

    To explain, our one utility bill the company will not put it in the tenants name. It is the landlords responiblity to give us the bill.

    I don't want to complain about things cause he has been working with us but he has pushed me to my limits.

    Then he tries to tell me he wants to show the house for when the lease is up. The lease is up July 1st. It states in the least that "landlord expressly retains the right upon reasonable notice to show the premises to prospective tenants during the LAST month of the lease" So can I refuse him entry? I don't want him coming through here over the next couple of months to show people the house.

    He went a little to far tonight when I told him it states in his own lease that he can show during the last month. I said I would like at least a 24 hr notice, I do not want him coming in and showing when only the kids are home. He then said "speaking of your kids, you are negelecting them, they should not be left home alone." Said he was going to turn me in. My children are 14 & 10 they are old enough and mature enough to stay home alone for a few hrs. He said well they don't know where you are, when the landlord comes to the house, if my daughter answer the door, he always asks where I am if I am not home. She does not tell him cause it is none of his concern... so he now says he is reporting me.

    I think he may have now crossed the line for harassment. I do know we have a right to peaceful enjoyment of the home we leased. I have documented the things he said to me.

    Also when the lease is up June 1st does that mean we have to move out by the first of by the end of June.

    We plan on staying till the end of the lease, to be able to search for a new home. This guy it driving me crazy. He is young and I really don't think he knows what he is doing.

    Any help and advice will be greatly appreciated!
