    Early termination of lease in Florida?
    My elderly aunt signed a one year lease on an ordinary apartment. Prior to moving in, she fell and is now required to live in an Assisted Living Facility. Can the lease be terminated early under these circumstances?

    Normally no, unless there is a clause in the contract to that effect. You may be able to go with documents of this to the landlord and see if they will allow a buyout or even perhaps let you out.

    I would take the documentation with you to show she has a reason to leave early. I have never charged a tenant for lease break if they can show a legitimate reason... but if the vacancy is high, they may be sticklers. I would offer to find someone to takeover the remainder of the lease--ask them to give you a few weeks to find someone they can approve and allow to stay in your aunt's place.

    I will agree, if there is a good reason I have always let people out of the lease for good reason. After that FL is one of the worst states since they are not very tenant friendly.
