    Jointly owned property
    I have a jointly owned property with an ex girlfriend. She does not live in the house, I do. I plan on moving out in April and having my parents move in and live here for free. Can my ex do anything to forcibly kick them out if she wants to.

    Well, she could sue you for a partition of the property. The property would then be sold, and the proceeds divided among you. If she buys the property at the partition sale, she could then evict your parents (assuming they don't first have a written lease, ;) ).

    But if it's jointly owned, it would take both of you to evict the residents.

    As a co-owner, she might also be able to successfully sue you for half of the rent proceeds, or market value of rent if they are not paying rent.

    Correct, metaphorically. So that is good to hear that she can't evict them without my agreement. I do not plan to have my family pay rent.
