    Tenant not paying rent, what can I do to kick him out asap?
    Just bought an apartment building. Tenant refusing to pay October rent, lease been expired. His name isn't the one on lease though (his brother's name is) but he has been living there for 3 years. What can I do to kick him out asap?

    It is rent controlled ?

    I will assume they were notified of the new ownership ?
    Is there a dispute over any issue and is rent being held in escrow ?
    Have you served them with a pay or quit notice and started any normal eviction proceedings ?

    It is rent stabilized.
    They were personally handed documentation stating that we are in fact the new owners of the building
    No other dispute except rent.
    Haven't done any procedures yet, this is why I'm asking here.
    We told tenants to make rent payable to a company (LLC) which is owned by us.
