Your friend can obtain a certified copy of his deed from the Middlesex South District Registry of Deeds

Waltham is part of the South District, Middelsex County, and the services offered at all Massachusetts Deed Registry offices can produce regular copies or certified ones.

Beware of unscrupulous companies advertising to provide the same copies for an administrative fee on top of the fees charged by the Registry.
