Help! New house with roughed in drain lines in basement. After framing, toilet drain is 10.5 inches from bottom plate. I know that textbook should be 12 inches. What are my options? Thanks.

Do you have a Home Depot or Lowe's near you? There is a toilet/tank, and for the life of me I cannot remember who manufactures it, that you can buy that actually adjusts for roughed in areas between 10" to 12". I bought one for a rental property this past summer, when I found I had the problem you do. It was about $100. Go to the bathroom area in one of those stores. The people working there may not know what you are talking about. Take a close look at all the toilets and specs on the box. If you can't find it, I will go back and see if I can get the name and model no. I have tenants in the space and would rather not disturb them if I can help it, but if you are really stumped, I will check it out for you.

Go to any good plumbing whole sale house and ask for a 10 inch rough in commode bowl. This will at least tell you if they have on or not, they may not sell it to you, or they might sell it to you at an elevated price. Look for a plumber that trades at that warehouse and make a deal with him to get the bowl, ask him if you can pick it up at the warehouse, it could be cheaper. Of course you will need the tank and possible a seat also.

You do have options here. You can, 1) Purchase a 10" rough toilet **or** 2) change out the flange for a 1 1/2" offset flange to accommodate a 12" rough bowl. Any one of these will work, just make sure you specify that you need a floor flange kit for a 10" rough-in.
