Can I be kicked out of my mobile home if I complain about the manager of the park?
I am trying to start a petition to get my mobile home park manager removed. Everyone has a complaint about her but will not help for fear of being evicted. Can she evict us as retaliation? What if we own the homes?

If you own the MH, you cannot be evicted, and certainly not locked out, of the MH. The manager could, however, if she has sufficient authority from the owner, evict your MH from the park, pursuant to your state's MH statute, if you are late in paying space rent, or otherwise in violation of your rental agreement.

If you are in violation of any of the park rules, after proper notification and you not resolving the violation, then YES you could be evicted from the home and your MH could be evicted as well. But just because you are trying to remove the park manager, no, that would not be possible. This would not be legal but a form of retaliation by the manager which would not hold up in Court. If you pay your park rent faithfully each month, then they cannot evict your home from the park.

Don't keep making waves in your park otherwise your manager may decide to get really creative in finding park violations to nail you with.

In my park you get written notices of violations and given 30 days to rectify the violation or get a second notice which gives another 30 days and then if the violation is not rectified THEN eviction proceedings can be filed on material violations of the MH park.

In your case just complaining about the manager is not enough to get you evicted.

Are they THAT bad? What exactly is the manger doing to YOU specifically that you do not like? Don't try to rope in your fellow tenants as they are not going to jeopardize their lots just because you don't like the manager.

We used to have a tyrant for a manager who knew it all and you could not talk to without her flipping out in s screaming rage. She ended up leaving after a huge windstorm blew through the park knocking down trees galore and knocking out the electricity to the pump house. She made herself scarce during this aftermath and then when the owner sold another park she went there to continue her reign of terror on those tenants. The manager we have not is not quite as bad but at least she's pleasant to speak to.

Normally a landlord can find ways to find you in default in some manner. Or merely not renew the next time on a new lease.

Unless the issue is something protected or your right under the leasse, it is not a good idea to get into arguments with the landlords

I live in a small mobile home park in Wisconsin, and your story sounds just like what we are going through at this time. Our park manager is a bully. He was caught peeking in windows, breaking into garages and homes, telling residents what they can and can not do.Our manager was not doing his job,and when we finally got the city involved and he was forced to finally do his job he is retaliating against those that were involved. Its strange how peoples boat straps are cut, people are getting flat tires,or brake lines are all of a sudden not working.Snow blowers found in the cornfield behind the park.I could go on and on.Our manager is a convicted drug dealer and a convicted thief. So is his girlfriend. We are finally getting some charges against him,but nothing ever comes of it.I feel for you.
