If I have title to a property and land folio to support this what are my rights where my neighbour has errected a fence within my boundary

In most of the USA... I would have my property surveyed and staked.. to be 100% sure exactly where the line is.. then immediately tear down any fence that is on my property, right back to the property line, even if it means a hacksaw and bolt cutters on a chain link fence.

Depends on the circumstances of the fence being built. You show the neighbor the survey showing the fence was misplaced and you tell him to move it or you will sue.
