    You wait as many years as required by your state and then apply to the court. Often either 7 or 10 years.
    But you may not win if the property is a building, or if it's vacant land without any boundary dispute. Just because someone doesn't 'maintain' a property and you do doesn't guarantee adverse possession. Who has been paying the taxes?

    You usually have to have some legitimate claim to the property. You can't perfect title by simply maintaining it, knowing it's not yours.
