    Refinance with bad credit
    My husband wants to have dual deeds, where my name is no longer on the mortgage nor the title of the house. We are going to file a will and notorize it. We are trying to refinance and my credit was bad. He needs to get my name off the deed, and in the meantime I have making payments on my credit. What should I do? We are not late on payments.

    First, its not a good idea to piggyback your question on someone else's. This can lead to confusion. You should start a new thread. So I've moved your question to its own thread.

    Second, there is no such thing as "dual deeds". Either you are on the deed or not. You can execute a quit claim deed to give your interest in the house to him, then he can refinance. But you will have no interest in the home.

    You can execute a will (notarizing is just a verification of your identity and doesn't make it any more legal) whereby he leaves his interest in the home to you. That will help protect you until he repudiates the will, which he can do at any time just by executing a new will.

    Also, if you give your share of the house to him, there may be tax consequences. I suggest you go over all the options and consequences of this plan with a professional before you make any decisions.
