    I bought 9 parcels. How do I get the title to the mobilehome?
    The man who went into foreclosure never had the title in his name. The MH has been on this lot for over 10 yrs. The man on the title can not be found. How do I get it in my name?

    Who did you buy the 9 parcels from? The "man who went into foreclosure" or the "man on the title"?

    If you paid the "man on the title" you need to ask him for a deed.

    If you paid the other guy, you need to ask him for your money back. How was that he was "in foreclosure" if he wasn't on the title?

    In short, you need to give us a lot more information if we are going to be able to help you. It would be best to start from the beginning ("I made an agreement with .... providing that .... But ____ didn't own the property because ...."). One thing we will probably need to know is what state you are in.

    From the bank who forclosed on him. The M/H has always been a rental.

    The bank sold all the parcels to me and gave me the Id #or vin # of the double wide and said they had no title.

    Ok, if you bought some property from a bank, the bank should give you're a deed. I still don't understand what you are having a problem with.

    And what do you want to know about the mobile home? What kind of title document you need for it will depend upon what jurisdiction you are in.

    Ask for a bill of sale. Take that to the DMV and see what they can do about giving you a title.

    I have the deed to the land but no title to the MH, how do I get the title to the MH.

    I have the sale purchase agreement it says for land and all the parcels or on it. Because they had no title or ownership of the mobile home they did not say anything about a MH. Can I take my SWdeed to them and get the title that way? Does it have to say with a certain MH or something like that on the deed/does the MH have to be mention on the deed? Also, the title to the MH is in some other guys name whom I can't find.

    As I have suggested you repeatedly, getting title to the mobile home depends upon the law of whichever state or other jurisdiction you are in. Since you have not given that information, all I can say is that you will have to check with your DMV.

    I was about to post a link to Form HSMV 82101, but my computer crashed. I don't know for sure if that's what you need. Have you checked with DMV?

    Okay, thanks. I will go see them tomorrow. I have one more problem about code inforcement on another parcel, it'd too much to try to type up. Wish I had an attorney I could talk to for free in person.

    First, when posting a follow-up question or info, please use the Answer options at the bottom of the page rather than the Comments.

    Ok, so you brought the property from the bank after they foreclosed. Generally "mobile" homes are not tied to the property like permanent buildings. You have to have a separate title to the home like you would a car or truck.

    If you can't find the person who is on the title to the MH, has he kept up payments on the registration? If not, then the local DMV may allow you register if you have a bill of sale. But the bottom line is you have to go through the state DMV.

    Agree with Scott, seldom does a mobile home attach to the land, ( there are exceptions but it will be noted on the deed normally)

    So this is actually not much different than if there was a old used car sitting on the property , there will be a procedure for either disposal, or ownership though that disposal procedure.

    I would start with a talk at the DMV about it, but I would say most likely you will need to get an attorney who will have to follow though with a claim for abandoned property.

    As for as issues with code enforcement, if you bought the property, that is now your issue, and will have to bring things up to code

    Ask a local mobile home park what they do with their abandoned homes. They would know the cheapest way.

    I will agree with AP1047, after thinking about it, you have a mobile home that is on your property, so they owe you rent or have a certain amount of time to remove, There will be rules on how to deal with this, legal and/or public notice if you can't find them. And court action

    Since nobody paid taxes on it, pay the pass due taxes and put a lien on it. Then follow-up with court action per attorney
