Does a landlord have the rights to refuse a walkthrough of the house when you turn in keys? I was schduled to move out on May 31st. From what I know I have till midnight of the 31st. I turned in keys at 8:30pm and she refused the walkthrough and had someone else moving in that same night at approx. 9:00pm.

The landlord is not required to do a walkthrough with you. You should have done it with a video camera whether the landlord was with you or not. That way, if he says something is broken or dirty, you have PROOF that it wasn't.

Absolutely agree with Excon - and once you are out someone else can move in. Could you in theory argue that the landlord was doubledipping IF she collected that one day's rent from both of you? Yes. It doesn't appear that she did that.

Is this the same landlord who refuses to change the locks?

If the LL didn't do a walkthrough and immediately allowed the next tenant to move in, she won't be taken seriously if she claims there are any damages. Are you due a deposit?

As someone who lived in a college town for 30 years, I have seen what happens every 5/31-6/1 and 8/31-9/1, with people parked outside with movers or UHauls in the middle of the night, waiting as the whole chain of people, not just the ones in and out of a given apartment, waits. I highly doubt it was a matter of trying to get an extra day's rent out of the new tenant, rather probably trying to be nice because that tenant had to be out of the last place by midnight too. So I'm going to guess that you will get your security deposit back. (I do agree that taking pictures would have been good.)
